Generally (from my own experience as a gay webmaster) I would say that the three niches you mentioned are the top ones for gay traffic. All depending on the specific kind of traffic you may have or focus on of course. The twinks niche works better if it's more specific though. That's why I created a site with Turkish twinks. The site has a 50/50 partner program. You can find it here.

globalinsites' right -- the three you listed capture a large percentage of the traffic. Actually, though, gay surfers are just like the straight ones -- they each want what they want: twinks / teens; bears / mature; big dicks / big tits; etc.
If you've got un-targeted, general gay traffic a megga site offering a little of everything may do better than a nich specific one -- it all depend on how much effort you want to spend in targeting the traffic to it's hot button.
Reality stuff is today's fad -- even for the gay market.Comment

twink is a bit like straight teen.. it's a bit saturated.. find a nice niche and do it well and don't worry too much about it being "reality" or not.. just focus on what surfers in the niche want and provide it in spades and in quality.
technically www.sexgaymes.com could be considered reality with all exclusive location shoots, behind the scenes footage etc, but really it's just focussing on the jock/sport/wrestling/muscle "niche" such that it is.
so pick a niche, focus on quality movies.. sure theme it and make it exclusive if you want.. but remember it's just like any other site. Picking one or the other isn't going to make or break you unless you have a particularly awesome idea.Comment

One thing I'd suggest you not do that many straight site owners do when they decide to put up a gay site is to loosely reuse templates. I can't tell you how many times I have written to a sponsor to complain about a tour or promo item referring to a male model as she or her.
As earlier stated, niching is important. Someone into twinks is not likely to be into bears at all and vice versa. Twink and jock can coexist fine. Tranny is not gay..Comment
