Not that my opinion matters but here are my thoughts.

Melon - In the singular I do not think it would be all that viable as an adult site. I would not think that a site with the singular version of TIT would not be as viable as TITS unless you were planning some wierd one boob type site.

For a mainstream site it has lots of possibilities. The word is very brandable.

I am not sure how much it would be worth as an agricultural site as I have a couple gardening type sites but they do not make much money.

I am not sure of the offers you have but I would expect it to go in the 5-6 figure market as most other brandable dictionary words.
