GFY - Lets talk investment advice... loot.

Ok looking to invest $500,000 in a reasonably secure way, it does not have to be accessible for some years if need be.

Then there is $200,000 i want investing but needs to be accessible if need be.

Then $20,000 a month i want to invest with varying risk.... Been talking to others and 3 financial advisors... so shoot your opinions over.

Real Estate or open a franchise of some sort. Most require you to have liquid assets anywhere from 200-500k.

Safest investment you can get is to drop the money in a high interest savings account.

somehting along the lines of an isa or similar plan, you can always play the stocks too buy up a few thousand stocks in companies that have relatively low equity value, preferably in the electronics or pharacutical industries then once you have made a profit sell

another thing that is well worth investing in which requires a figure of around 100-200k is foreign currency, we dropped a bomb on the Euro when it first launched then sold once it hit the high... currency is a slighty tricky game to play but if you have the funding available its well worth trying and its only profitable if you drop like 100k+ take a look at some of the countries who are wanting to join the EU in the next few years and see how well their currency is playing out against the euro now, if you hit it and buy that countires currency at the right time youll make a killing when it joins the EU

If I had that sort of money to invest I would put it in:
1) Land
2) Mutual Funds
3) Franchise

I would open some sort of resturant. Always a very good investment.

your first assumption is wrong. certain bank accounts are only safe if insured by the federal gov't - and as such guarenteed investments directly from the fed gov't instead of through a third party private company woud be safer.

If I had that kinda of money.... I would buy the following...
(1) rental properties....to invest...but still have cash flow coming back in....
(2) a few certificates of deposit... to get higher rates than saving accounts...and still be secure....
(3) i would invest about 20,000 into making the most off the chain porn site on the planet

Safe/strong investment for large sums of money is always property. It is also very smart to look into undeveloped property (as Quiet mentioned) and in many cases land which is being "released' (don't know if this happens much in Europe - but it happens alot in Sydney and Australia).

With regards to property aswell, don't purely think residential. If you can learn abit about the industrial property market, you will find that is where the big bucks can really be earnt. Factories, etc sell and rent for a great price, and you can often find developing industrial areas are not too expensive to break into.

No - don't touch land - too many ways the goverment can change the rules.

Real estate? Well maybe, if you're talking about a way to improve the way your investment is valued. For instance:

1. Negotiate a long term lease on good commercial property. (and I mean _long_ term - 20 years at least)

2. Sharpen it up & rent it to AA (not AAA), tenants.

3. Sell the lease\income stream package.

You have an asset everybody wants - money. What do you do with it? "Rent" it. You don't need to get into any sort of ownership\management situation where you have to own, fuss with or manage your purchase.

For instance: "I'll give you the start up capital for your new business for a deed of trust on your real estate." Of course the business will fail - that's a given. If you loan them $50,000 just make sure the equity in their real estate is at least $100,000. Give them one year then sell the property.

Don't buy _anything_, you don't need to - you have a valuable asset that you can leverage, and that's the name of the money game!

if u have good credit

u can build a portfolio of RE

down pay at 25% on a 300k building

get 1k net cash flow while mortg is paying itself

6 buildings, 6k monthly net cash flow

give 10-15 years if u pay it all off (which is stupid if u did)
u would be worth 1.8 mil (given no appreciation)

smartest thing to do is refi big money from ur RE to buy shit.
