For the most part, I do not believe in this heavily regurgitated statement. Uttered weekly on several webmaster forums. From mainstream to adult. Technically? Yes, it is true, however it is true because it is a play on words. Anything for sale, domain or home, is worth what "someone will pay for it". HOWEVER, it's the market/scarcity/amongst other factors that determine a "market value". Your statement is only true shitty domains. However for reasonable domains, as polish mentioned - They do have foreseen values, regardless of what someone will "pay for them".

Tis' the reason I can show another domain speculator one of my domains and he says - "Worth $50,000" . Ask another speculator he'll say "Worth $40,000". Another speculator "Worth $55,000".

All prices are within the same region. Coincidence? Of course not.
