A site can have all the future potential in the world and be all the things basadmin says it is but the buyer only cares about what it's worth based upon todays numbers at time of the sale
If I was buying your site no way would I take your opinion of the price, I would have it appaised by a recognized third party who knows the value of this market and they would suggest the price I should pay.
