Just continue to work it frank, and still leave it out there for sell, then if you get your price sell it, if not keep plugging you will figure out the path to make money with it, it has a lot of Potential just needs to be worked, so work it, you afterall built it...

I see it kinda overpriced even tho I recognize there's a lot of room for improvement. But in a business as volatile as internet, basing your figures on 2/3 years ROI is simply crazy. However, you'd wait and develop it for a few months and maybe those figures will be more appealing. I understand that you did a great job with that site, therefore it's kinda hard to believe the site can be developed much further than that, your own good work is the proof. I know how to do money with that site, more than what you're doing now for sure, but not everybody has that knowledge, hence, you'll need to get to the market price or keep it and drive it to a more interesting income.

A site can be like a baby if you took care of it for a long time, but when selling it boils down to cold hard facts only, even if you invested alot of time and dedication.
I'd stay with it, just try to rebuild it a little, so it takes less time for maintenance...I doubt that you'll get what you expect for it.
Looks like you got some nice linkpopularity, I'd focus on search engine traffic a bit more...you are getting some, but by far less than the potential of your site.
Thats a good looking site buddy. Surfer participation is a good thing. I think you should hold on to it also. You may come across someone willing to pay what you are asking.
BTW, nice presentation of the stats also. If you made a ebay auction with that same info you may get someone to bite.
