Actually, if he has good credit all he needs is a letter from an employer stating his salary. If he's borrowing more than 75% of the value of the home, he needs to pay the CMHC insurance, which the bank prefers so they are guaranteed that if he defaults they are guaranteed their money.
Your mortgage is not open for 25 years - life of the loan will be 25 years if you don't refinance it. The term of your loan is most likely the 'better than prime' which is 5-year closed and at a variable rate about .25% lower than prime - which you can only convert to a 3 year closed term (which is presently at 5.8) When prime goes up, so will your payments.

The new property is a commercial/residential Victorian building located in my hometown's downtown core. The bottom floor is currently being rented out to a Lawyer and the top floor is a large "new york" style apartment that has a seperate entrance and can be rented out as well.
All hardwood floors throughout and tons of new rennovations done. I'm planning on doing some sealing work to the basement and a bit of brickwork, but other than that nothing. I also own another rental commercial building 5 doors down from this one, I'm buying up the whole street hehe! I also own another house just outside of town.

Why is it that so many people think all kids have to be outgoing and getting drunk? Being 19, I rarely get drunk, and I spend most of my time at home when I'm not working. Oh, and 19 year olds that stay on home on a Saturday night aren't social outcasts (most of them, anyway). I get along with people and they get along with me. I don't know anyone that doesn't like me.
Sometimes I wonder about your intelligence, Sleazy. You remind me of the kids that try to convince you to smoke weed, "Come on man, everyone's doing it!", when in reality, only like 10% of teenagers smoke weed regularily. It's the same thing when it comes to what you do on Saturday nights. Just because 10% of 19 year olds are outgoing (roughly) doesn't mean the other 90% are social outcasts. I'd rather spend my time on a Saturday night at home making galleries. Why? Because I enjoy it a hell of alot more than getting piss drunk and getting arrested for drinking in public.
