Site with 20k annual income for sale

I figure I'll be explaining this a few times, so I'm writing a generic description here. Ask specifics and ye shall receive.

I built my site from scratch about 6 years ago and never planned on selling it, but life changes. I now have a daughter who is almost 5 years old and it occurs to me that I want to build something that I can pass on to my children... most of the time I spent working on my adult sites was when she was really young and had no real comprehension of anything. That's changing, and so am I.

The main question I've gotten is this: why would you sell a site that has residual income and requires no maintenance?

Well fuck me if I don't have to admit to being an addictive impulse driven person here, because – I am that guy. I built this site to a PR 6 and had it to somewhere around 40k alexa before a series of events happened in my life. I was making 100k annually with very little overhead – all on SEO. Yeah, fuck you if you think there's no money in SEO. You just don't know where to focus your attentions.

Anyway, my sporadic personality is obviously showing here – I should be concentrating on the sell and I get distracted by an “off topic” like the running joke of how much money is or isn't in SEO... but that actually brings me closer to my point, in a way.

I'm hopeless. I'm a fucking addict. I'm OBSESSIVE COMPULSIVE. The reason I was able to build a site to almost $100k annually with no html knowledge is because I'm persistent like a bulldog with a child's arm in it's mouth. I DO NOT let go of something once I start, and that's my problem right now.

So I've ignored it for a couple years, and the income and traffic has slowly gone down. It would be a piece of cake to build it up again, but why would I do that when it's still bringing in money?

I want like hell to just cash the checks that keep coming in, but they are slowly going down. With absolutely ZERO maintenance, I could collect at least $45k over the next 3 years, and over the next 10 years I would bet on $60k. But you know what?

It would KILL me to know it was dwindling, I would feel compelled to try to prolong it, make it a little better here or there... as I do now... and I will never be able to get away from it unless I can cut the strings completely.

The time I should be spending on building a business I can pass down to my children will be chipped at and undermined by the nagging obsession I have to turn that $45k into more, because it would be easy... grab a link there, check a stat here. It's only an hour or so a day, right?

Therein lies the problem. It's like smoking... I quit smoking 2 years ago, and the fucked up part is this – I LIKE SMOKING. I hate the smell and the after effects, but I love smoking. I quit 4 times before I figured it out... I have to cut the ties completely, in order to move on with my life and become a better person.

Someone stands to make a good investment here.

I should mention -I'm not just looking for a dollar amount here. I'm only going to sell under certain conditions, and that's going to be either in writing or in extremely good faith... please don't take offense if I don't know you or your partners well enough to make a "good faith" deal.

Even though this is a business transaction, there's much more at stake here for me. I want to know that you will allow certain things to flourish in their own nature and not exploit them.

It's amazing how many people think I should just spill all the details when I have no idea if you can actually buy.

so far I've weeded out quite a few people... and have two people I consider serious. We are discussing a 12k pricetag, which is 6 months of the current income from the site - at a slightly conservative view, since I am not including adbrite and a few monthly paid spots.

I'd rather undersell and over deliver than the other way around.

I don't think any serious business person will make a 5 figure investment based on ICQ conversations... so I'm done wasting my time on messenger.

The income is spread out amongst a few sponsors. 7 major ones and a couple smaller ones. All of these stats are from one site only (except the top sponsor, which I removed. That income is not part of this deal.)




The attentive buyer will also see that there are a couple sites with hits but no income. My overall ratio for the year was $.04 per unique, but that was brought down by the non converting sponsors. I should have switched the links, but never did. There's a lot of potential here for someone that is willing to find sponsors that convert on that extra traffic I have been wasting :P

A: I'm getting a lot of people asking to see it and pretending to be interested just to dig in my business. This is bad for me and the possible investor - if I show the site and explain how it makes money to every Tom Dick and Harry who says they can afford it, 16 people will be duplicating it by Tuesday. By next Friday it won't be worth what it is now.

To sum it up: In order to protect my asset and your possible investment, I cannot release that right now. After we talk on the phone or I see 12k put into escrow, I'll be more than happy to give in depth details - including the exact url and a complete breakdown of how the money is made.
