    Vegas help from the locals please.

    I'm looking into moving to the Vegas area. I was told to check out Henderson. Does anyone have any info on this place? I have a kid, So I want to make sure it is safe for him, and that the schools are good.


    Any info is appreciated

          My dad has a house in Henderson. They bought it a few years back to stay in when he and his partner's are out at their Vegas office.

          It was built for $400k, they bought it for about half that and it took a dump after they bought it too. The value has gone up a little bit, so that's a plus and probably bodes well for the area.

          That said, my buddies 14 year old daughter lives in Vegas with her mom and is covered in Tattoos and piercings. That's either gonna be really good for your son, or REALLY bad.

              Henderson is good, as is the Southwest, and Northwest (West side of the 95 freeway) or further out east of the freeway is ok too (Alliante area)

                  I live in NW Vegas (near the Santa Fe Station Casino)

                  Gated community. Beautiful parks for the kids to play in a few blocks away. Elementary, middle school, and high school within a few blocks.

                  Just a super nice neighborhood. Quiet and safe. Schools are nice and pretty new and my kids have enjoyed going to them.
                  Still have one in high school and she is excelling here.

                  As soon as she graduates in a couple of years...I'm gonna think about moving in closer to the strip.
                  It's almost TOO nice for me living here. I need to get in closer to the action on the strip. lol

                  But living where I am now is the nicest place I've ever lived.

                  I was born and raised in Florida. Moved to Myrtle Beach, South Carolina in 1988. Atlanta in 1989. Columbia, South Carolina in 1990. Down to Orlando, Fla. in 1992.
                  Greenville, SC in 1993
                  And then here to Vegas in 2008.

                  And this is by far the best place I've lived and has the nicest people and cleanest schools of any of those other places.

                  Vegas is a big sprawling place. It's pretty much all of Clark County. So don't be fooled into thinking that it's all just the strip.

                      I live in Henderson and it's nice. I would definitely go with the Green Valley area of Henderson versus old town Henderson itself. They call it Hendertucky for a reason.

                      Green Valley has a ton of parks, good schools, quiet and easy access to the freeway. Takes me about 10 minutes to get to the strip, 15-20 to get downtown, depending on traffic (which compared to other cites there is very little of).

                      Depending on budget you can get a nice 4 bedroom 1900 sq ft house w/pool in the $130k - $150k range. Or 4000+ sq ft, pool, guard gated community for $500k - $750k. Plenty of $1M plus homes available as well.

                              i have seen nice areas of Vegas but the heat would kill me. where i'm from, 80° is considered warm, 90° is really hot

                                  I used to swelter livng in Fla. and South Carolina when the temp was 90 degrees F because of the intense humidity.

                                  But 90 degrees F here in Vegas feels very comfortable.

                                  It does get a little bit too much a couple of times a year when it gets up to 110 degrees.
                                  But that's what swimming pools and air conditioning are for. lol

                                  And right now, I'm sick of cold weather and ready for some HOT weather so I can enjoy my pool again.

                                      you're right - when i have the choice i take 100° in Vegas over 90° in Miami in August

                                      and i guess you adapt after a while

                                                  Green Valley is a master planned community within Henderson. Located on the West side of Henderson. Technically I think it borders all the way north on Sunset to Paseo Verde south of the 215 freeway. I personally like the South of the 215 to Horizon Ridge Dr area as it's newer and easy access to the freeway so anywhere in the valley is a short commute. Green Valley Ranch casino/resort is also nearby and is a good locals spot for gaming/drinking/dining.

                                                  $170k would easily get you a 3/4 bedroom house built within the past 10 years.

                                                      I much prefer the 110 in July to the current weather. Pool during the day and a perfect 90 at night. Don't freeze your ass off at valets either.

                                                              I am a native, and have a child. We picked the area that we live in because of the schools, and I don't regrest the decision one bit. Depending on your budget, check out the Anthem Area. There is the Country Club area, as well as the Inspirada area for more of a "family" feel.

                                                              If your child is of elementary school age, Wallin is a 5 star, public school, which not only has great teachers, but also a uniform requirement to avoid any gang BS.

                                                                      That's a nice area. Only problem I have with it is the amount of time it takes to get anywhere. When I first moved to Vegas I lived off of Eastern and Sunridge and it took 15 minutes to get down Eastern with traffic. And that was 12 years ago.

                                                                      I know you can go through Seven Hills and all but seems out of the way. And you're even further up. How long does it take you to get to the airport? Strip from up in Anthem? I know a lot of people who live up there and thats their only real complaint (besides the hard water).

                                                                                  There are some great deals in vegas, if you keep looking and spend some time around vegas you will be surprised what 10% or more down and great credit will get you.

                                                                                  Our house was over 600K in 2008 or 09.. ( when the org owner bought it).

                                                                                  we got it from the bank, in less than 45 days, for 200K.. It is energy star, pulte home, all title or bamboo flooring ( no carpet), 5 bedroom ( 3 are masters), 3 bathrooms, on a golf course, Super Nice and the note is super cheap, you can't rent for the price own can own ( my note is under 900 a month)


                                                                                  It took me almost 2 months of looking around vegas, but there are thousands of deals if your less picky.

                                                                                  Talent is hit and miss.. I have more girls than I can generally shoot with, but I do a lot of mainstream and adult stuff. However I know a handful of adult companies that come to vegas and can't find talent, while other people, have no problem.

                                                                                      I'm surprised there are no talent agencies, Maybe someone will open one. Cali doesn't seem like a porn friendly place anymore.

                                                                                              Private school is the way to go here, or home schooled. The public schools here are shit, except for the Magnet schools but that is only grade 9 - 12 and you have to apply to get your kid into one.

                                                                                              There are several really good private schools here for a reason. It's worth the money to send your kid to one.

                                                                                                  They actually opened up the road on Vlunteer now. It opens at Henderson Executive airport and ports out to St. Rose, or you can take Vulunteer straight down to LV Blvd (behind the M). From there, the 15 freeway entrance is a block away, or it's a straight shot down LV Blvd to the strip, etc.

                                                                                                  I have a business in Downtown Las Vegas. Without traffic, it's a 15-20 min drive. 30 during rush hour. In essence, it's a minor inconvenience, but it's worth it in our opinion for the quality of home that we have (plus great neighbors, great public schools, etc). For the record, we were able to get a 3,800 sq feet brand new home built to spec for around $260,000. In 2002, I paid $325,000 for $1,500 sq feet. The market here is definitely perfect for buyers!

                                                                                                              My family has been in Henderson for over a decade and we visit with them several times a year. The city has expanded, but it's also kept up the older areas. They're in the "older" part of Henderson off Eastern and Robindale.

                                                                                                              At one point I considered moving to Vegas and looked at the Seven Hills area just south of Henderson. You should check that area out as well.

                                                                                                                  Henderson actually expands past Seven Hills now, so it's still carrying the Henderson tag. It's just "newer" Henderson. Seven Hills pretty much butts right up to Anthem and Inspirada now.

                                                                                                                      Nevada's public schools and education system has ranked near the bottom of the USA for the past 10 years that I've been keeping up with it.

                                                                                                                          I'm the product of Nevada public schools. I'd like to think I turned out alright, and have a fairly good education under my belt. Likewise, I've had friends that were forever in the private school system, and they have had a rough go of it.

                                                                                                                          The school system may be broken in many aspects, but it still works for many if the parents are involved, and if the children are motivated. I'm not saying your choice to go private is better or worse...I'm just saying that what works for some, doesn't work for all. Obviously the public school system failed your child, so you did what any good parent would.
