    Most construction here is fine and to earthquake blah standards by law, but it's mindblowing checking work - especially electrical. You will find powerpoints wired up totally wrong - eg polarity totally screwed - postive connected to earth etc. Just as well the voltage is the same as North America, else we would all be dead if it was like eg UK with 240 volts.

    There must be some color blindness among electricians in CR

        Just checked .. and got exactly the same thing in all the showers in my place in the middle of Escazu - it's a quaint Costa Rica "tradition"

        You are probably correct tho - and may also be related to keeping the tiles clean throughout the house. Have you ever seen people clean and polish tile floors to the level they do here??? Ya walk ten paces and sure as hell the maid will be trailing after you in case you messed up her tiles *lol*

                If you build a concrete walled home in an area with rain/moisture the walls act like a wick and your house is always damp.

                In any good multi story condo the floor slabs are concrete. THAT is your structures stability not what the later built walls are constructed of.

                Don't talk with authority about something you have no idea about.

                A $350,000. condo should have more space in the living room to have more than a fucking couch.

                      You talking about houses and apartments in the US or CONDOS ? I can tell you that all the CONDOs built on the coast in the US build to international building codes now which is CONCRETE and STEEL.


                      And you can buy a nice condo for a lot less than $300 a sqft on the gulf coast, that is concrete and steel, and has granite, etc..

                        Warchild, I'm sure "some" are concrete, the wall pictured was to thin to be concrete. Also the costs of diamond-drilling concrete for utility holes is seldom cost effective. Also NOBODY pours concrete over utilities, plumbing, electric, phone. Any settling of concrete can be absorbed by expansion joints however embedded plumbing would crack causing leaks that are not accessible.

                        Also, notice the electrical outlets in the "concrete" pillars "holding up" the patio. They gotta be hollow with the shielded wire traveling thru hollow walls to reach the circuit breakers. Hollow concrete is not that strong, not high finish, and not that expensive. It's ornamental concrete.

                          Believe me - Sunrise Condo Resort is full of "westerners" - and designed/constructed for that market.

                          Think MOxxx said the local Remax office did the valuation.

                          The fact is that CR real estate has been appreciating at a silly level in value for over six years at least - it was rated in the top three countries for RE by Biz Week a year or so ago. The area MOxxx is talking about has had the highest rises in property values - tho all of the Pacific coastline is not far behind.

                              Sorry but this is NOT a concrete interior wall. Look at the various electrical utilities and the hvac vent, they didn't pour concrete around/over these, then carry it inside and stand it upright. (remember there should be solid steel/concrete floors already poured)

                              This is a concrete shell condo just like code requires in the US. Interior walls are hollow drywall.

                                GrayWolf, I think the difference of opinion is that some countries low cost of living made them attractive to foreign residents. Once the cost of living matches their own country most see only disadvantages. For me CR no longer holds any interest if property rates don't allow an increase in lifestyle.

                                    On cost of living - the actual cost of living is far lower than any industrialized country and there is a very strong attraction for "immigrants". But, it's not just the cost of living which attracts them - there are probably many reasons, - among them is a far better lifestyle.

                                    Can only give my personal - CR is not perfect, doubt any country is. Some aspects can be total frustration, but others more than supercede the downsides and sure would not dream of living permanently in my own or any other industrialized country again. It's a personal gripe - but always hated form-filling (done it for years) and having to explain this and that to some govt agency. Here there is no form filling or any applicable taxes. You want to employ folks - no biggie. There is a pool of highly educated people to choose from, and most, least in relation to our biz, have some type of IT degree and their salaries are a lot less than the ranges we are used to. Tho I mind my own biz and stay clear and let them do whatever, you can have full-time domestic staff for around $250/month to clean up after you. The eco aspect of the country is awesome and doubt most tourists here would ever see. Overall, it's much more laid back and offers a far higher lifestyle than in North America or the EU.

                                    Tho prices may appear expensive for eg real estate, that may depend on what you are used to paying. For a EU person/family (using MOxxx's example), $350K is only 243K Euros or 175K GBP - you could not even buy a home for that money in the UK - and it sure would not be in an environment like CR

                                    There are several other countries and a few islands offering more of less the same features, but they too are much the same price levels as CR - and a number a lot higher. There are also areas in CR which are still very cheap and amazing places, but we are not talking about condo world - these are seriously eco-intense areas, but have all the "paradise" features (white sandy beaches/palm trees and furry critters). It may be a few years yet - but these areas will end up costing serious money.

                                                            First I'd like to say that I worked as a Mason doing both residential and commercial construction for over 25 years in Florida and I've been to Costa Rica several times.

                                                            In a multi unit condo it is normal for the common wall or the wall that seperates each unit to be concrete block with the rest of the walls inside each unit framed. This would give EACH unit at least one wall made of concrete block and the end units would have more. I've worked on many a highrise filling in each floor with concrete block. This is structural and also a fire inhibitor.

                                                            Because concrete block are hollow all the plumbing and electrical passes up through it and a small hole can be cut with a saw or hammered out for the face plate on the wall. Just a few quick measurements and a good mason can easily make the opening for the electrical box or plumbing fixture.

                                                            When the slab is poured, steel is tied to it and continues up through the block wall and up to the next floor. These columns are spaced apart according to local code ( about every four feet ) and poured solid with concrete while the rest of the wall remains hollow. This method " ties " everything together.

                                                            As for the to Columns in the picture, I would say that there is a steel column that serves as the support and it has been " wrapped " with foam that's been cut like a column and then covered with a light coat of stucco. The foam is easily cut to accommodate the electrical box.

                                                            These methods are standard here in Florida and from what I've seen in Tamarindo they do pretty much the same.

"it feels good to have walls in real concrete trust me" What I was pointing out was that they don't have real concrete and are built just like in the US or worse, but not better.

                                                                    I wasn't comparing the construction material between CR and the US i was just trying to point out how Hippocratic were certain comments when here in the States the construction techniques and materials for housing are far behind most of the western countries.

                                                                                  i'm currently looking in a similar area. that area of CR is rather expensive. now, IF that condo is located right on the beach, then $350k is the normal, gringo, internet price. however, in tamarindo, i saw numerous condos, of the same quality, 1-2 blocks away from the beach, in the 125-175k price price range. so, if the condo is on the beach, leave the guy alone. that's the asking price for gringos, and they'll sell every one of em. if the condo isn't on the beach, then it's a rip-off. course, he's just going by what a local american realtor told him. which is why i won't be involved whatsoever when i buy mine up there. my tico in-laws are gonna do the purchase, i'll just fund it ... fuck this outrageous gringo tax, i ain't payin it

                                                                                              The amount of people flooding into costa rica to enjoy the cheaper cost of living have really driven up the prices of everything in the last couple of years. I'm currently looking in the $150k range which does not get you much in any nice neighborhood let alone one of the most expensive beaches in Guanacaste.

                                                                                                  My place is all concrete walls, as is every house, apartment, and condo in costa rica I've been to with the exception of 1 which has drywall, and we honestly can't figure out why he built it like that. I have done a lot of drilling in my various places and watch tv from a hammock which is mounted directly in the walls, so I'm pretty sure I'm correct here

The walls could be cinder blocks for all I know, I just know that when you knock on them they are hard like concrete, it's next to impossible to do wiring/cable/alarm installs once the house is built, and I need concrete drill bits and those little plastic sleeves for screws to hang anything in the walls.

                                                                                                      Don't matter what anyone thinks PC - I feel much the same about property prices, but the market says otherwise and people are buying at these levels and much higher.

                                                                                                      Can give plenty examples - eg a group of two phases in a project - plots only, and where each phase had around 60 home plots. Both phases were sold out in around four months at an average price of $190K. And.. believe me, these were not view or beach plots - very average, tho they were 5 mins from a beach. Guessing - in one year from now, these plots will be worth around $240-250K (tho govt stats suggest more - but tend to hit on the safe side).

                                                                                                      Can also give examples of up to 16-17 times capital appreciation in property over the last 6-7 years, but at that time it was prime for RE investment in bulk and doubt that day will happen again.
