I've worked with 100's if not a few thousand agents. Years ago we started an ad agency dedicated to realtors and did everything from print media to online advertising; I handled the online marketing side.
I couldn't believe how little work and knowledge most of these people had. They would complain because the leads we were getting to them weren't ready to buy a house right away, I remember a few would even ask if we could schedule showings and get the person info on their properties--one time, fed up with them I asked "want me to sell the house for you too?" to my surprise, the guy actually answered "yes, that would make things easier for me."
Point being, if your going to buy or sell a house you have endless agents to work with. When I was buying my house I fired two before we went with a family friend. I refused to sign any exclusive contracts and seemed that I had to do all the work looking for a house... Then have to pay a commission? Nope, that's not happening! Hired an attorney instead
