he won't be writing it if he doesn't make money.
if he does, he can't sell it.
you can't sell something you are not familiar with. IMO

I sell a ton of ebooks in various niches. Best way I've found selling them is to offer a 100% commission on the front end sale to the affiliate and then have a killer upsell/one time offer and share 50% of those sales.

I've built a fantastic customer database of highly responsive buyers.

i just launched an all Canadian dating site. Join now - i am giving away Gold access for free for one year to all new members. check out adultconnect.ca there are already lots of sexy ladies that have joined. Making money is secondary for a dating site until a certain membership level is made. Ours is growing fast. check it out and see.
