if its zend encoded you are pretty well shit out of luck.
There's a couple people out there that do decompiling of zend but its not extremely accurate.

I do think it's Zend encoded because the licence.php start with Zend...

really? the most ive ever seen is people dump the opcodes from php and you can rebuild the code from there, but you can't store whitespace, layout, comments, etc, and besides that zend optimizations would sometimes modify the code

I gave this a shot with no success. Several files are zend encoded plus they use their own licensing system. The zend licenses are fine, its their own licensing system which is broken...

The code after decoding is just like the original code, including comments, whitespaces and everything else
