    INVESTMENT RENTAL PROPRTY QUESTION: Allow Pets OR No Pets?

    Some of you may know Im renting out a high end Condo in Portland's new South Waterfront area.



    There are dark exotic hardwoods in there and marble floors in the bathroom.

    Ive been getting a lot of responses and been giving tours, but it seems like a lot of people have pets.. Mostly Dogs. Of some kind. Some big some small.

    Many are those fucking rat looking dogs you see paris hilton have or some other breeds I call faggot dogs......

    Anyhow. Anyone own one of these dogs? And do you have hardwoods? Do they scratch em up?

    Anyone else here have rental prop? Do you generally stay away from pet renters? Normally I would, but im wondering about the small dogs..

        No pets. I've always owned pets and very few are behaved enough not to ever damage anything.

        If you're going to allow them, get a flat fee (non-refundable) for the pet, then a pet deposit and writing in the lease that says you can go after them for the regular deposit for any problems their pet causes.

        And if they say they don't have pets, check with the neighbors and make sure - lots of folks try to sneak them in to avoid the fees/deposits.

              If you find it easier to get good renters / leasers then mabey allow small pets.

              Nothing over 15-20 pounds - only small cats / dogs and a pet deposit of 500.00 - 1k..

                  I would probably allow a small dog or cat but nothing huge. We have a 100 lb lab that likes to run/slide around on our wood floors but they don't get scratched up.

                  Def have a something in your agreement that stats any damage done by a pet is responsible by the renter to repair/fix in a certain amount of days etc. Have them make a bigger deposit due to the pet as well.

                    The big dogs (I love em) I just cant have em in there I know.

                    BUt these little faggot dogs I see everywhere that are smaller than my cat (really they are) Im concenred about them..

                                  We've never allowed pets in any of our rentals. The one time someone snuck a cat in, we had to ended up replacing all the carpets later cause of the smell.

                                  If your place is high end I would say no to pets. If you want to be generous and allow pets I would put it in the contract that they are responsible for all pet damage and have them place a bigger than average deposit.

                                    I allow pets, but I ask for more of a deposit or in some cases, I've tacked $25-50 a month onto the rent. Cats are actually worse for the inside of a place than dogs.

                                        I made my renters leave a deposit for any repairs I might have to make, they have an old bull dog, so I don't see too much trouble, I have hardwood floors thru most of the house, the only problem I can see is old dogs don't get there nails clipped very often and that can play havok on tile floors like I have in the bathrooms, they dig up some of the grout, but even that fixes easy!
                                        Carbon is not the problem, it makes up 0.041% of our atmosphere , 95% of that is from Volcanos and decomposing plants and stuff. So people in the US are responsible for 13% of the carbon in the atmosphere which 95% is not from Humans, like cars and trucks and stuff and they want to spend trillions to fix it while Solar Panel plants are powered by coal plants

                                          I wouldn't want to let any pets in but I guess if the renter is willing to pay extra and they are clean people I'd give it a shot. It's not like your renting it to trash.

                                              no pets... thats my vote. I believe well behaved pets are a result of the owners and you will NEVER know how the owners have raised their pets. The damage a pet can do to a house in one day is far beyond any deposit will cover.

                                                Hey BP..I had an income property, though not a upgraded as yours, a while back and I alllowed small pets, charged a higher security deposit and a little extra rent each month. It's fairly customary and the pet-owning renters out here are use to it. But I mostly did it because this couple had excellent credit, great referrals and seemed very responsible so make sure you factor in the bg check as well..

                                                      I know in Toronto you can say no pets allowed but if the tenants have pets later you cannot do anything because the Tenancy Tribunal is above what you put in your contract....

                                                        I know that there was a place I lived where it must have been wild kingdom downstair apt there. They had a parrot, dogs, cats, ferrets, and who knows what else. The landlord is a business partner in my production company, and when I said something to him, he had no clue.

                                                        I told him his $50 a month pet deposit wasn't going to handle all dat shit. He found out when he had to put over $10k in that apartment to fix it after they moved.

                                                        I chuckled, and said, well at least you got that extra fiddy.

                                                          You set up your lease/contract that should they have a pet, or you find out about it, that you can either require a $1000 deposit, raise their rent by XXX.XX a month, or just throw them out for breach of contract.

                                                            I'd say no pets at all. That eliminates the issue of any potential damages, and having to hassle over making sure they are taken care of by the tenant.

                                                                I have many rental properties, and the two higher end properties that I have I do allow the option for pets. But I charge a 1k pet fee at the time the lease is signed non refundable hence fee and a 5k pet damage deposit (Minnesota doesn't have any limits on damage deposits for private party rental properties)... Basically, I just make it a big enough pain in the ass that if they're going to put down that type of deposit, you know they're responsible! And you'll have enough to cover the damages should there be any. Like getting the floors buffed and refinished from tiny scratches. Also, I put in an inspection addendum to the lease saying that I can inspect the property as long as i give them a notice. Usually I do a 3 day notice! It just sucks if they don't want to sign, but you have to stand firm with a nice property and wait for the next renter to come along!!

                                                                  I rent and this is exactly how the contract is written. I have a Chihuahua and he is trained to use those puppy pads. Being a well off mother fucker I get his nails clipped and all of that shit regularly. He doesn't do anything that would require me to lose the pet deposit and I had no qualms about paying and extra $500 flat fee for having him.

                                                                  If your renters have a problem paying that fee or leaving an extra deposit ($800 in my case) then it is probably because they know they will lose it. Anyone with any money would laugh at that fee and realize that it is there because having a dog comes with responsibility and it is a privilege to have one in someone else's home.

                                                                    Take a big pet deposit in addition to the regular deposit, take pictures of everything and let them know that you will want it returned to that condition. Fixing hardwood is not that big a deal - as long as it is coming out of the renter's pocket.

                                                                    (I have had a few places renting for years - worse than pets are college kids)

                                                                      You won't be able to stop people from having pet... otherwise they will sneak in one and then next thing you know... your apartment is pretty much fucked

He's messed up my hardwood floor (full of scratches, and also big dents as his toys and bones etc fall from the bed and whatnot), scratched my fullwooden front door to shit and even tore some of my wallpaper off as a pup. Luckily it's my place so I don't have to explain this shit to anyone, just gotta renovate before I move out and rent this to someone.

                                                                          Then again, kids do the same kind of damage. Depends totally on the dog, my dog IS allowed on the sofa, or the bed etc.. but some little rat couldn't even do damage if it tried.

                                                                                If the market is hot and you'll have no problems renting it then I wouldn't allow pets. Why take the risk?

                                                                                If the market isn't so hot and not taking pets means you'll lose one or two months of rental income waiting for a pet free tenant, then take the pet deposit and the risk that comes with it.

                                                                                  2. if rental market is soft, collect a big damage and clean up deposit (i.e. 3K) and make them sign a long-term lease.

                                                                                  3. based on the pix of this unit i would not rent to anyone with a pet. pets (and small children) can quickly do 10-15K damage in a high end unit.
