                  If it makes 5k net, you should ask something closer to 30k, you know too well that you could replicate your success, same script, same marketing.

                          Actually no, total site cost in development plus 12 months revenue would not be 30k. 50k is a very good price for this site.

                                                      I think he's selling because it's either hard to maintain (requires quality regular updates) or needs constant traffic feeds.
