as a landlord im allowed to not rent out to lawyers because of their profession (it was recommended in a course i took because you dont want to rent to someone who knows the law so good), so i dont think what they're doing is any different.

When we got our houses we just did a stated income loan or something... didn't have to show anything but our credit report (although we did have to have $50k down on the first one). Anyway, they didn't ask us anything, and we didn't tell them anything.

afaik, being refused a mortgage gets logged on your credit history, so the next potential lender will look all that more closely at your history to find out the reason for that refusal...

Yeah, it's same with us - we put down a bit more than a third of the cost, and 24 h later, we had approval. Our salaries aren't even deposited in the lender's bank. Each customer has different circumstances.

Yeah... No docs or you have to be real careful about how your company is set up. Personally I have a decoy operation set up that looks like a legitimate source of revenue. Never tie yourself personally to this stuff. Its lame, but the truth. I had no problem getting a mortgage the traditional way.

Damn I hate Vancouver's prices, The condos in the building I live in now sell for 360,000 for a 1 bedroom + den, and the building is utterly falling apart. They don't leak, but the patios sag, the doors don't fit right, the electrical outlets are broken, there are no fire doors, the framing is crooked, the light fixtures are unevenly installed, and they have no A/C.


Mind you, I live on Indian land, and they can build things to different code. Just a warning in case you are buying on Indian land. The most obvious thing will be hallways without any sort of fire door.

I have been denied 3 times in my life because of what I do, all 3 times were totally fucking stupid and burned my ass.

1. I was buying CCTV cameras for webcam house I was setting up, in the course of conversation with the local asshole company, I mentioned I was doing a real world type site but 24/7. I must have had a couple thousand worth of equipment and as i was pilling up the hidden cams, and IRs and waterproof stuff I could see them talking and looking and more of them talking till finally the owner came over and asked me to leave. I said fine, I will buy from someone who appreciates my business. Didn't want to give them satisfaction of cursing them out and fitting the sterotype they obviously had of me.

2. I was applying for disability insurance. Took the medical tests, got the highest rating (preferred) I have no medical problems what so ever, my job description is " sitting at a desk typing" so very very little risk of injury from working at least, so i am all approved. Now we get to the part where they want to look at my tax returns and financials because i wanted to cover 6 fogures + if i was ever able to not work. They needed to confirm i made that much, so no problem I turn over the docs. One of my company names was " adult natured" so they rejected me. Said it was " ethical reasons". Now what in the fuck does that have to do with anything.

3. I am meeting with an estate attorney to set up a bunch of things, wills, estate planning. Mother fucker charges $300 an hour but came highly recommended. Meet with the old guy, i get praised how i got my shit together and doing so well for my age, t hat he likes to get to know his clients just doesnt take anyone and was sounding like he wanted to be dad after the end of the meeting. SO we meet a week later to start going over all the financials and again company name comes up and he starts getting nervous asking questions and i told him we advertise some adult dating sites and products etc... no lie, he got up said sorry i can't help you and left. What the fuck does setting up my estate and making a will for me have to do with what I do for a living. All this mother fucker has to do is look at numbers on a paper, its not like i am putting, " I want to leave my dildo collect to my this person, and my inflatable doll to this person, etc... fuck, it is all math and numbers, assets, etc... I can't understand these people. Oh and you have someone who throught i was a great young man with my shit together to being the fucking scum of the earth in a matter of minutes because i advertise somethign that is fucking LEGAL, and this asshole probably looks at it.

Moral of the fucking story, be upfront with people, If they have a problem with you, fuck them hire someone who appreciates yoru business. Some people will tell you the moral here is to not use adult names for your company, but fuck that. I would rather find out upfront if they have a problem with it and if they do take my business somewhere. In all cases it was easy for me to get it done else where and i told all of them what i did up front. I just would have never thought it was any of their business in all 3 cases. but you live and learn.

it's total bullshit. It is a risk level evaluation, they look at your credit score and a bunch of other factors and determine an interest rate for you based on all that info. WHAT you do for a living should not be a factor. It is something some moralistic bank exec slipped in.

Your money is made LEGALLY and it is green just like everyone elses. That is all that SHOULD matter, but we know it is not like this.

Every job / industry is unstable, that is why they look at your last 3 years income. They want to see if you are stable, not so much your industry. If they can forcast which industries will be more or less unstable in the next 30 years (the most common lenght of a home loan) then i want to see what crystal ball they are looking into.

Before I start doing business with any professional (lawyer, accountant, etc.) I tell them what I do for a living and ask if they have a problem with it - they've always said no. But if they did say yes, I'd rather not waste any time with them in the first place.

Here in Germany, a bank will add the disapproval to your record. If they have the same thing in the U.S., they hurt you pretty bad by denying the mortgage, because other financial instituions could have a look at that record.

I know a guy that works for a processing company in one of Europe's most liberal countries that got denied a mortgage because of his employers links to porn (the guy is bloody server admin)...

I had heard the same thing about problems with mortgage companies. I used a broker referred to me by another person in the adult industry. After hearing all the horror stories about ripoff fees from mortgage brokers, I was prepared for a fight, but everything could not have gone more smoothly, and there were NO bogus fees or surprises at all.

I told her up front what I did, she said she'd worked with adult clients before and it wouldn't be a problem. Loan was preapproved with a letter from the lender within 4 hours, final approval came within 7 days, and the loan was funded in 10 days. The lender is a division of GMAC, the finance division of General Motors.
