Zillow is less than accurate. My subdivision doesn't even exist per Zillow and it's been around for 30+ years. Also I swear they are rating trailers when you look at houses in my town. They have most places (the few that they have) valued for less than $100K. If I could find a REAL house here for that price, I'd buy it just for investment purposes!

That is correct. It's one of the things that amazed me about Orange County and San Diego (I know, not LA, but my only points of reference).

As Jay can tell you, here in ATL the bugs are AWFUL, especially in the summer. You can't sit outside unless you have a screened porch or want to be scratching yourself raw for a week. And the moths.....don't get me started. I can't use my front door in the summer because of all the moths drawn to the outside light and the lights indoors. And these aren't small things - some are the size of freaking birds.

Having an outdoor area in SoCal would be just DREAMY.
