It is 4 years old with decent amount of incoming links. But last summer I sold PR4 and PR5 sites that were just as old with just as many incoming links for $500 - $1,000 each. Without proof of revenue even 10% of your asking price is huge.

This site not just got nice amount of inbound links... it also got huge amount of pages : http://www.google.com/search?hl=en&l...2F&btnG=Search

and, besides reviews I wrote for years, it also got working Link List, so the it gets new links all the time

Mate, I know you put a lot of work into this but you talk about having written reviews for the site, All I can find at best is a paragraph to describe the site.
And a lot pages are just iframes of the reviewed site.e.g http://www.porn-sites-review.com/sites/squirting.com/

IMO , it will take a lot more work yet to recoup the $4k on this
