In my state (and country) you need to do training as well as
12 months of practical experience at an established agency. 
You're allowed to sell your own property (I did so recently) but to sell on behalf of others you have to do the above. That sucks.
beemk: if you're an agent and you sell your own property then who the hell are you paying a commission to?
