Guy Turns Empty Warehouse Parking Lot Into A Million Dollar Business

Just was watching this guy on Venture tonite.

He takes an empty warehouse parking lot in Richmond BC (a suburb outside of Vancouver with a high asian population). Starts doing a "Night Market" which is basically a "farmer's market" of sorts that is particularly popular in Asia. He does 60 nights a year (probably weekends) and people start flocking in, over 30,000 people per night.

He charges $4 per car per night for parking for the market (over 1500 cars on average use his parking) $6000 a night... $6000 x 60 nights= $360,000

He brings in his own ATM machines and makes $2500 per night off bank charges. $2500 x 60 nights = $150,000

He charges $50 per night for a booth rental (over 400 booths on average buy), that is 1.2 million per season off booths alone.

He has a part time staff of 50 which include cleaners, car parking people, saint john ambulance emergency staff and off duty cops.

So 1.7 million in revenue - expenses but I would find it hard to believe all his staffing costs amount to over $500,000 a season since they are all part time.

Unbelievable profit off an empty fucking parking lot! What a genius!

A guy in Rocklin, CA did something kinda like that...he asked the local college if he could use their parking lot on the weekends (school's out, they don't need it anyway). He worked out a long term contract with them to basically pay them dirt for the lot space. He allows people to park their cars there for sale at a charge of around $50 per car/weekend. You leave your keys with them and if someone likes a particular car, they are allowed to be shown the car by a hired (usually teenage, minimum wage) part-time employee. They cannot test drive the car unless they call you (from the for sale sign you fill out when you leave the car) come down and meet them. It is a great idea because you aren't allowed to park your car in public property (grocery store parking lots) for sale and now that there are over 300 cars on most weekends, people flock to look at what is for sale. Great idea with low overhead and the school is happy because they weren't doing anything with the lot on the weekends anyway.

There is one in Abbotsford 1 hour east as well that runs out of some old barns .. every sunday .. "Abbotsford flea market" same vendors as Richmond's market ... on the other side of the Fraser valley ... so these guys are actually working the entire Fraser valley ( the BC lower mainland) and making large doing it .. shit i buy all my blank Dvds and Cd's there for between $10 and $15 Cdn. per 50 .. up here that's fricken cheap ..

He was lucky to be where he was, so that it was new. In the UK, everyone from farmers to football clubs have been running those things for 20+ years, many on a weekly basis. In this part of Kansas most towns have 2-4 "Fairs" every year and we have endless permanent "barns" based on indoor versions of the same idea.
