You guys think best thing would be to buy a 500k triplex in a developing area?

or how would you play it if real estate prices werent crazy high but werent crazy cheap either in your area?

Option property and / or land with half the money

Put the other half into leveraging 250k worth of residential rentals

Don't forget storage units they're great near apartments

I suppose you have never done that? It does work if you find the right property in the right locations. Nothing ever always happens, especially in Real Estate.. But its not a poor investment, if it doesn't sell in phase 3 you aren't screwed out of anything.

I would wait 12 to 16 months before i jumped into any real estate. Especially around here, things are dropping pretty fast. Also you have to have some extra cash to cover vacancies and any other problems that arise

All merkets are different. A triplex in NY will cost you a fortune. It will cost you very little in Detroit. NY triplex could probably be filled rather easily compared to one in Detroit. Different type of people as well.

Just do some more research. Sometimes speculation pays off, other times it doesn't.

Check Out Real Estate Investment Trusts. They offer high interest loans on construction projects, and oter forms or Real Estate transactions. The return is generally very high. Desert REIT pays pretty good rates.

Unless it's different in Canada than in the US, you're putting yourself out BIGTIME with 2nd mortgages. If someone gets foreclosed on (and let's be honest - people with 2nd mortgages are obviously not finanical wizards) then you're very unlikely to see a dime. Usually the first rarely even gets covered when they auction off the house.

I've been buying land only, but that's because of where I live - still a lot of platted undeveloped land in gated communities with more and more retirees moving in. The old folks will help me with my RE deals AND my medical coding
