Weather wise I'd assume California, Florida are the best 2? Taxes Texas, New Jersey, Nevada?

I don't want lots of snow or extreme heat.

Depends on what kind of weather you like. Cant be New Hampshire for taxes. No income tax, no sales tax and lowish property tax for the north east.

Colorado has 300 days of sunshine...

It dumps snow in the mountains in the winter... but we barely get anything in Denver / Boulder... it might snow, but it'll be 70 degrees, 3 days later.

Spring, summer, fall are unbelievable.

All year weather I like Cali and Hawaii, the four seasons weather I like NY, NJ, CT...anyplace worth living at in these states...the homes are expensive.

I went into Citibank by me (NYC) and asked where the forclosures are, and they laughed at me...they said no forclosures here, and NY will be the last state that will correct as far as home prices coming down.
