Need advice about leasing subdomains of DVDs dot com

Odd question. Our company owns the domain dvds dot com (No BS, we paid a shit load for it). The domain is awesome for seo, but the adult stuff isn't within our company's scope. I'd be curious to know from you guys:

    1) What do you think the domain adult(.)dvds(.)com would be worth to someone in your arena? Or even other related subdomains?

    2) I am thinking of doing these on a one year lease. Thoughts on that?

Apart from that, I'd be curious about any types of thoughts on this. You guys know more about this arena than we do.

And as a side note, please don't contact us via the WHOIS info, your emails will get ignored (we get a ton of inquiries). If anyone is suspect about proof that we own the domain, I'd be happy to put up something at a specific URL.

    Thanks.

I'm surprised no one has any sort of thoughts on this. Can anyone make a suggestion as to which web site I may be able to get these questions answered... maybe this one is focused mostly on affiliate programs. My guess is that these domains would do quite well in this industry in the right hands (am I wrong?). Thanks in advance for any info.

@alias: None of these subdomains have ever been truly developed (at least not by us) other than "www".

Are there any seo guys out there that can truly appreciate the value of such a generic name in your industry? It's your thoughts that would be most interesting to me.

One year lease is far too short. At worst the lessee loses the benefit of his work, at best it leaves him wide open to variable pricing . Good SE rankings take time.

@TheGuyInTheCorner: If we were to lease some of these subdomains, we would probably limit it to less than 10... and want to deal with only a few people. Subs like adult, xxx, etc... just the primo ones.

@Fish: Thanks for the comments. As an seo guy myself, I would have to agree. My thoughts would be to say something like "you've got a year to do what you will at the price you've paid." But also (up front) lay out the costs to keep the domain for years 2, 3, 4, etc.
