    jimthefiend, wht do you need to own 180 acres of land?

    10,000 square foot of land would be more than enough for me, and frankly I wouldn't know what to do with the rest of the land if I had more.

    I'm just curious as to why do you need 180 acres of land for?

            Just because you "don't use" all the land doesn't mean you shouldn't buy it. A lot of times land is bundled in large bunches, you don't have a choice how much you buy if thats what you want.

            And the best reason to own lots of land: because you can.

                My next piece of non investment property will be a minimum of 300 acres and I am seriously looking at a few places that are 500 to 1000 acres.
                All mostly wooded, year round and seasonal springs, deeded water rights, some with rivers running through them, others with natural ponds or miniature lakes. Almost all that I am looking at all have at least 1 side of the property if not more adjacent to Forestry service land.

                This is where I will eventually build my main house were I plan on spending the rest of my life in as a primary residence.

                Though I am still small scale with that, my parents are on a little over 4,000 acres of forest.

                                    I was lucky. I bought it from a family member. You know how that works. Anyway it's mostly trees, and other than where the house is there isnt 50 square foot of flat ground anywhere. Lots of ravines, a creek and the ponds. I've posted several pics.

                                    So it's pretty to look at, but useless.

                                                          One thing is that a buddy of mine owns 120 acres and doesn't even have a job. He sells timber and natural gas, among other things. He is building a scrap yard on part of it and has a rather nice camp on another part of it.

                                                          Lots of fun with the ATV's as well.

                                                                I can't speak for Jim and have no comment on the calculation drama but there are many good reasons for wanting that much land. Resale Value or in my friends case, they live at the foothill of BEAUTIFUL mountains and a gorgeous view of the valley and they are trying to buy up everything around them so they aren't staring at houses instead of the sprawling fields and the incredible view they have, not to mention they don't want their neighbors close by.

                                                                            Make sure you get your mineral rights if you can... no matter where its at or how worthless people tell you mineral rights are in the area. I dont care where, I am almost always a buyer when mineral rights are involved for the right price.

They handle it all and cut and plant all the time. For that he gets a nice monthly check. (had to be very vague on all that due to certain agreements). Then he also has a deal with some cell phone companies who rent space for towers, again a nice monthly check.

                                                                              Then the final reason is thus. I can and there is only so much available and the earth only makes a small amount per year above sea level.

                                                                                  Cell towers are a very nice deal if you can land them. We almost had them at my folks place, but the asshole on the zoning board voted it down. That same asshole then bought a parcel very nearby and built a tower and started leasing space on it. Conflict of intrest at its best.

                                                                                  Some other things you can do with large spaces of land:

                                                                                  1. Sell hunting rights. Let hunters hunt for a fee.
                                                                                  2. Sell grazing rights. Ranchers pay to graze thier herd on your land.
                                                                                  3. Sell sand/gravel/topsoil if present.
                                                                                  4. Sell standing timber. Or plant timber now for later sale.
                                                                                  5. Sell fishing rights. If you have that kinda thing.
                                                                                  6. Oil or gas rights. Need I say more?
                                                                                  7. Subdivide and sell owner financed @ 9% to 12%.
                                                                                  8. Sell camping spaces.
                                                                                  9. Lease to a local farmer/grower.
                                                                                  10. Build storage units and lease them.

                                                                                      I think both your calcs are off... but in your case the width and length would be the square root of 4046 - not half of it. 2023x2023m would be over 1,000 acres!

                                                                                      For those that don't understand why you'd need so much "unused" land: I've been priviledged enough to be able to wander through an old navy base recently which is sparsely populated - apart from about 20 huts it's mainly just hilly land. 500+ acres of it. There are several areas where you're completely cut off from suburbia, even though it's less than half a kilometre away. It's immensely peaceful to be able to see only green hills and hear only birds and wind.

                                                                                      If I had the $ I would have bought it myself, just to have such a large slice of land so close to the edges of suburbia. Instead it's going to be subdivided into thousands of residential blocks.
