FYI bank appraisals are always lower then for sale/ appraisals. Why did they appraised it before the storm ? to sell ? dont see why they would be refinancing it now or home equity line right before they sell. so most likely they were appraising to get value to sell, those appraisals come in decent amount higher then the apprasial you going to get for purposes of mortgages, ask any appraisor, typically, even if you are getting a "steal" they dont come in tooo much higher then what your purchase price is, and the bank and appraisor knows how much that is....

FWIW, the house isn't "old" nor is it "wood"
It was built in 2001, and it's all white siding. The girl who had it built wanted it to look "old fashioned" but everything in it is really top of the line.
Crown molding everywhere, hand carved pillars in the dining room, electronic locks on the doors, beveled glass on all the doors. Alot of shit that the appraiser probably won't add $$ for but things that would cost a fortune if we wanted to add them ourselves.
We're really excited about the place. Plus it's been 97-99 degrees every day here lately (plus the humidity) so the pool is going to be a godsend.
