Mandeville houses are going for $130-140 per sq ft. (The condos are in the high 120's)
This house appraised for more than what you guessed before hurricane Katrina.
My current home has gone up in value 44% since the storm. I don't think the house I'm buying has gone up as much since it's rural property, but even if it's only gone up 10% that puts it in the 360K range which is what I think is a very conservative estimate of what the appraisal will be.

get your appraisal and let me know honestly how far off i am. I was guessing 335K you said 360K lol make it sound like i was way off from what you thought. I agree with mandeville prices ranges you said but you are not in mandeville. You are rural and more in the 100- 110 range.
I am building NEW houses a little ways out in Covington, Madisonville, and just in Tangi parish. Selling them for 135 sqft NEW. 2200sqft nice new house selling right at 300K. I can't see a used, existing, whatever you want to call it, house selling for more then what new (nice, not cheap shit) houses are going for. granted i dont buy exsting homes, so maybe i am a little off but i doubt that i am far off.
I am into realestate just as much as online stuff. One thing I can tell you is that people always think what they own/buying is worth more then what it actually is. ALways. I do this for a living, i and was giving you my non biased guestament.
FYI bank appraisals are always lower then for sale/ appraisals. Why did they appraised it before the storm ? to sell ? dont see why they would be refinancing it now or home equity line right before they sell. so most likely they were appraising to get value to sell, those appraisals come in decent amount higher then the apprasial you going to get for purposes of mortgages, ask any appraisor, typically, even if you are getting a "steal" they dont come in tooo much higher then what your purchase price is, and the bank and appraisor knows how much that is....
