I Built www.gaymain.com from scratch and within 6 weeks had the following listings. I sold this site for $2000 after spending only about $1200. However I had offers above $4000 after the fact. I was moving towards working on an affiliate program so the $ was not a huge issue. Just did not have time to run it anymore

I only spent maybe $1200-1500 on the site. For $10,000 you could build a monster.
