    Costa Rica info

    OK, someone who is a very bad influence on me has me interested in buying a small condo in Costa Rica. It's in Tamarindo. It's in a gated community but I'm not sure how far from the water.

    I know there are a lot of folks who live there - opinions? I know this is on the opposite side from the CR Bash and when I ran a search, pretty much everything pulled up info from the CR Bash

    I would probably rent it out as a vacation rental most of the time and stay there myself when I couldn't rent it. I'd get a rental management company. It's a very small condo but I'm just one person

      You're not seriously thinking about buying this condo without seeing it or even knowing the surrounding areas are you?

              No, I plan on going down there in the next couple of months. But someone who I literally trust with my life has been down there, looked at the condo and the area, and recommended it to me. So yeah, even if I couldn't make it down there, I'd probably invest the money with his solid recommendation

              Obviously there's no way I could go to CR and see the ENTIRE country in a short period of time which is why I was asking for info about it from those who live there

                  Peaches , Tamarindo is a very nice beach. It does not have a lot of party life but that part of Costa Rica has nicer weather and nicer beaches. Personally I will advise you to go for it but for sure see it first to see if it is to your taste and how close it is to the beach.

                                          Personally, I wouldn't buy anything for the next year until you see what happens with the new tax regulations. The govt has proposed worldwide taxation (just like the US) so a lot of expats are now worried that they'll have to pay taxes in both Costa Rica & back in the US, including their investment income.

                                          If that is indeed the way the new tax laws play out, you'll see a ton of homes up for sale as wealthy expats move on to more tax friendly retirement areas.

                                              Very interesting info about the taxes - do you have a link on what's being proposed?

                                              I probably wouldn't be buying a full time home (i.e. size and location - what the wealthy ex-pats living there would be selling) but I'd still like to read up on it.

                                              Google didn't show much but a site I had to pay to join.

                                                  Have to agree with IwantU_Rosalia_Lara Peaches - it's a nice location and also in an area which is destined to rise in value irrespective of any changes to the taxation system here.

                                                  Tho KCat does have a point in that there may be a ripple in the market if a number of homes go onto the market at one time. However, the tax laws only apply to nationals and Costa Rica residents - ie unless you actually apply to become a resident and live here at least six months of the year, the tax scenario does not apply. Costa Rica also does not inhibit folks travelling in and out of the country as many times a year as they wish - and there is no obligation to become a resident as long as the 90 day visa term is complied with. In other words, when a 90 day visa may be near expiry, simply have a day out and visit Pamama for 72 hours and then enter Costa Rica for a further 90 day term.

                                                  There are also proposed mutual tax treaties incorporated into the new proposals to allow for taxes having been paid in your home country and this kills liability under the CR tax regime.

                                                  As far as real estate is concerned, the market is in the top three in the world as of late last year. There is little indication, despite a possible ripple over the tax issue, that this will change in the near future. In the last three years, we have had real estate investments increase over five fold, (which is just silly but nice!!!), and now ploughing ahead with further development projects on the Peninsula just south of Tamarindo. Only my worth, but I doubt you could go far wrong.


                                                  PS Only suggestion I'd make is buy a Pamana corp (costs about $600-$700) and have that corp purchase your property and where you are the 100% shareholder in the corp and ownership is protected. It's fairly common practice within Costa Rica and also helps mininize transfer taxes if you elected to sell your property at some future time. What you do at that time is simply pass over the shares in the corp and this kills all transfer taxation because "you are not selling property - you are selling shares" Any competent lawyer here will do this for you.

                                                      Tamarindo is really nice.

                                                      But don't overlook the Caribbean side... better deals, less development, fewer people, clearer water and mo ganja.

Only problem is land/houses there are now getting very expensive. The area is awesome, albeit a little remote. Try flying into tamarindo or at least Liberia airport. the drive from san jose is a mfer. The beaches down there are great and the people are too. this suggestion was right on the money.

Going to school full time for Medical Coding and dabbling in Real Estate. No, he wasn't any of those guys. Runs a trucking firm with his dad now. Closed the store several years ago, but it was great to get freebies for a bit
