Mike, so same advice, but in reverse. Look into your local film industry (depending where you are) there will almost certainly be a local development company for films that will be looking for locations to shoot in. Set a rate, make sure the renter is insured, and make sure you aren't breaking any local bylaws, and you are off to the races.

Specifically for porn, well... depends exactly where you are, you can maybe try to hook up with local shooters or content companies.
