I think the combination of how simplistic the book is and how successful it has been is a little frightening.
It makes me think of all the people out there that go spend $50,000 on a car and think they just increased their asset base.I post on GFY so that when people ask me what I do,

Interesting how this thread turned from discussing how a certain author might be opening people's eyes with what to do with their lifes... into how real estate with a certain type of financing is a good way to make money overnight or not.
It's like all those people who wait for that one single great stock IPO deal and get rich overnight.. and they wait all their life and they can't figure out why it never happend..
That's not the point. The point is not a unqiue specific technique. The point is not real estate, or stocks, or running a franchise business. The point is if you want to be employer or employee all your life. That's all there is to it.Comment

Just to clarify. I didn't set out to buy my house "no money down". I researched what it would take to purchase a house in general and it just so happened that the situalion allowed me to do this. It really was all circumstance.

I've owned seveal businesses in the past 9 years. All successful in their own right until their respective market turned downward and they were no longer viable. I've adapted and changed and contiued to build successful businesses each time.

I didn't mean to address your posts in particular with my above reply, not at all. It was just something I know happens a lot when you talk to people about investing. After a few minutes it's all about this one super hot deal they heard a friend once made and now they're waiting for theirs. Reality is, it probably will never come to them, at least not out of thin air without them being proactive about it.

GatorB - they recently changed their name, but there is a large lender formerly known as First Franklin - as long as your scores are 620 or above, they will finance you 100%. now how much you qualify for is obviously tied to your monthly income. they will approve you for a certain amount based on your prior 12 months checking account deposit history. unless you have really bad credit, they'll get it done at 100%. google terms like bad credit and 100% financing to get some leads. note - i'm assuming you live in the US - outside of the US things can be very different....Comment

It is helpful to most people who read it. It's surprising how many of the principles he passes on to the reader are completely foreign to them. Some people that read the book already knew what he was talking about but still a lot of people heard it for the very first time. If it takes this book to pass on the knowledge that will help them feed their kids and help their lives it is a helpful book IMHO.I've trusted my sites to them for over a decade...

Have begun buying assets and dreaming up ways to afford to buy more.
Dropped all of my high school friends with no prospects.

Bought a car outright. Have been putting the interest I would have paid into stocks.
Pay my car insurance yearly and invest the hidden finance charge incurred on monthly/ quarterly payments.
Like $5's, I see my $1500 invested in 3 - 19 and 20 inch flat panels as an investment in my company (and it pays me back when I get so much more work done per day).
A HUGE change is in how I see paying for converting traffic. I used to think that paying $70 to net $70 ($140 gross) was just pissing me off... Now I think spending less than $1000 a week on traffic is stupid... especially since the deal you get, it is more than 100% profit. Closer to 133%. I hope that eventually I will see $10,000 a month on traffic as a good investment pulling in $15,000 in profit... Just need to work up a float.Comment

I read a couple of ?self help? type books and swore them off as simply ?inspirational? rather then ?helpful?. I found that as with other forms of entertainment, they provoked an emption, but did not foster any action on my part.
I read Rich Dad, Poor Dad after it was recommended to me by DH - he swears by the book. I liked the proverbial manner that the information was presented. The stories told by ?Rich Dad? to the two young boys really hit home and reflected what it has taken me a few years to learn.
As the book progressed, I found that there was some really interesting information that really made me think, and to a certain degree, even effected the way that I do things in my day-to-day life.
The best part of the book was as other people have said, the ?assets vs. liabilities?. The small amount of accounting that I know taught me about assets and liabilities, but I never really put it into perspective and application in my life before reading and absorbing the book.
The worst part of the book was the implication that anyone can be great at the real estate game. It takes a lot of hard work, time, dedication, kindness, and stress to make money in real estate; it sure isn?t easy. However, if you have the right temperament, organizational skills, and resources, there is a lot of money to be made in real estate. However, the same has been said for the stock market during the .com bubble.

The best part of the book, for me, was when Kiyosaki worked for free for his "Rich Dad." Initially, he thought he was being chumped then he realized that it was a lesson in learning how to spot opportunities. He worked for free in a convenience store and realized an opportunity in getting free comic books (with the covers torn off by the distributor). He saw a revenue model in sourcing these free comics and renting them out to other kids.
Priceless lesson. Also, it brought back memories of my grade school here in the Philippines. My mom (who was in the USA already) would always send me around a dozen comic books every month. Instead of throwing them out, I'd rent them out to my classmates.
The object lesson of that chapter is that learning to spot opportunities is more important than learning to earn a salary.Comment

It also said that it usually takes a few generations for an American family to move up from one class to another...

You are so right on the money. My parents came to the US with less than $50 in their pockets. They ended up owning their own home and some other properties--not bad, considering that they came with almost nothing. Whether someone makes it or not depends completely on a person's attitude. My mom always kept telling me "Don't be afraid to start from nothing--just be happy they let you start at all." So I finished college and grad school and owned/own a couple of businesses. Same with my other family members, my uncle came to the US with no money and couldn't speak decent english. Before he passed away he had several properties and a nice net worth. If one's attitude is "GIVE me something so I can live" then that person can only go so far. But if the person is motivated less by fear and greed but manipulates and controls those impulses then he gets much further. Well, my opinion is that it has a lot to do with how rich your family is. Kids from wealth families have a HUGE advantage beause they can send their kids to those exclusive prep-schools which are basically training grounds for ivy-leagues and afterwards the kids can go to Ivy Leagues where they most importantly socialize with other kids whose parents are probably influential senators and ceo's of Fortune 500's.
Sometimes it's not enough to go to an average university and just get a degree, the connections are the most important and it's hard for someone who is middle class to mingle with "high-society". People who are not wealthy have to take loans to go to college and work hard to pay them off afterwards plus don't have the connections to mingle with high society in order to get the most prestigious jobs.
Wealthy to me are those old-money families that you in NewYork society pages who summer in the Hamptons and go to Nantucket such as the Hearst families... Someone who is born average is not likely to be able to move up to those circles and associate with high class people like that.
I also notice that people that i know who are not rich usually put off going to school because they need to work in order to support themselves,and they end up getting "stuck" in their jobs and can never get out of it.
Also rich kids are more likely to get better guidance from their parents... if someone is born poor sometimes even their parents just "don't know any better" and can't show them the ropes as to how to move up.

National statistic: 25% of all homes sold last year were no money down
I have read 300+ books, tapes, and seminars over the last 2 1/2 years and they are all worth it and give you great ideas. You just have to learn from them and apply them.
I am going to pay $5000 for 5 days to see an instructor teach me concepts and 400 others in Florida and it's well worth it. The guy is probably worth $500mil+ Every one of these books is worth every dollar, you have to keep learning and learning and you'll see how those concepts were so valuable.
and all the infomercials and the no money down stuff is all real
I can buy a home with owner financing every single day of the week no money down, I can own homes the same day I talk to a seller and buy unlimited
I can write off millions and millions of dollars on tax write offs
read all the books their are so many concepts in the books that you haven't heard or will never hear.
Go to your local real estate clubs, if you go to even 4-5 in a row you may just leave this biz all together. You don't have to believe me.Comment

I've been reading the books, they are pretty good and really make you think outside the box if you haven't been. I put alot of the info to use just in my online businesses. So they have already paid off for me. Good reading and I would recommend them to anyoneComment
