I am looking for a nice big house 4,000+ square feet, just for fun. I know it's cheap $400,000+ and houses are huge. I already live in san diego.

Its a decent area, really grown over the last decade. Prices will go down more if you wait or move a little north to Murrieta or Lake Elsinore and pay even less. Positives are its right next to the biggest casino outside of Vegas and has great golf, but it gets very hot there.

Don't do it. Wait 2-3 years at least before you do something like that.

                    It is a bad investment.

Prices are going to crash there. Most people who got in to homes there during the last few years are on these ARM loans, and they haven't reset for the most part. Once they do reset, the homeowners (who are NOT high-income earners) are not going to be able to afford them and it will be forecloseuretown.

Plus- unlike San Diego- there is still plenty of land left to build on... And lots of homebuilder supply left to sell...

That's my RELATOR-side talking... If you buy a house there for kicks or whatever, go wild- you'll have tons of Hispanic housekeepers who can't afford to live in S.D. for neighbors... If you were my client and I were still in that biz, I would make it very, very clear that it is a bad investment idea...

Evul, thanks so that means in 2-3 years i can keep buying more houses there

But say you and your family want to move out of san diego for a little and live there? What kind of investment would that be? Can we talk on ICQ?

I mean if you want to move out there and stay there for 2-3 years. Then when foreclosure starts happening buy more houses there, but still have a house in san diego?

My family wants to move out there.

I think you're dreaming if you expect 4000sq feet for $400k.

Prices don't look that much different from my area in San Diego, although they're probably newer houses.

I take that back, they're about $100 k cheaper with size and age added to the equation.

That's pretty close, definitely not 4000 sqft for 400k though. I wouldn't buy right now, all signs point to the market continuing to soften in that area. Waiting 6-10 months could get you the same house for 10% less.

besides prices being cheaper, I don't see why anyone would want to live in riverside county.

I love living in La Jolla.

cuz in 2-3 more years a lot of houses will keep decreasing in san diego. So i was going to check out how temecula is tomorrow. Then maybe buy a place there, keep it for 5 years+, then before then buy more houses in san diego. Then sell when prices increase.

Sorry, I haven't been on that place yet. It's quite far from here.

I moved to California for the SUN. Started in San Diego - HATED it. June gloom.... clouds till noon.... not what I was looking for. Bought a beautiful house out in Ramona (NE SD County) - think Temecula. Got 4-5x the house the same $ would have got in SD, but I hated it out there too.... nothing to do, small town. Went to HB after that for a year... again... not enough sun. Always fucking cold. I hate the coast weather. Moved out to Palm Springs about 3 years ago, and LOVE it. Sun all day, all year. Took about a year to get use to the weather, but now 100 is a nice summer day, and 70 is a cold winter day. If you work for yourself out of your home or your own office the 3 months of 110+ temps are very very easy to live with (although air conditioner running 24/7 is very expensive). No traffic... No smog... and plenty of sun! You can go out to eat on a Friday night, and the wait is no more then 10 minutes. Movies are never sold out. Such a dream compaired to SD and Orange counties.

Inland Empire is kinda ghetto. I would never live there.
