A trailer park looks like something that would take care of itself rather well, but trust me... it's a LOT of work. WAY more work than you could ever imagine.

When you stay at a trailer park, it seems as though there's not much to it... but when you own/manage it.... you'll never stop having things to do.

My family's trailer park/restaurant required a minimum of 7 people at work at all times. And that includes us doing all the carpentry, masonry, electrical, landscaping, roofing and so on and so forth. So it really needed even more employees at any given time.

Of course, our trailer park was over 60 spots with 7 cabins, a marina and full restaurant and bar as well. So it may have needed a little more, but still... you'll still be busy as hell with a trailer park.

When we sold it, the people who bought it thought it would be some easy investment that would just run itself and make money with just a little maintenance here and there. They were in for a huge shock.
