                        If the lease says you can have a dog then you can. Many leases include a clause for a second person living there more than X% of the time. If it has this clause your g/f will have to pay, if not, too bad for her.

If they refuse, then go talk to an attorney. Your attorney will not only get you out of the lease (if you are truly being messed with) but they will also get additional compensation for you.

But I know from the organisation arround the renting arround here (like I've said, I've had my share of problems, and had a lot of fun reading everything I could to make sure I don't get r@ped by a stupid landlord), here they just can't do shit .

                                        Most of the laws arround here are for the renter and agains't the owner ...

                                            I really think the bitch stlole my lease because its nowhere in the room now and its been 48 hours since I asked for my lease from her . She gave me a bs excuse that Viktor has it which is false cause she handles all the finances for him which is why she even signed HIS name on the lease and hers.                                                 if she is trying to charge your girlfriend for utilities, then tell her she is not paying and you suggest that she takes you to court so you can explain how she is attempting to extort you. again, if this isn't in the lease and nothing has been signed by either of you in writing, she has no leg to stand on. she will waste her money and time and you can get her to pay any legal fees you incurr.

                                                    great reply she pretty much lied in my face saying there was a rule about overnight guests and i looked at her like a fucking moron. This wasnt a problem for almost 3 months therefore shouldnt be 1 now....

                                                        Have you actually read your lease? Very few people actually do. I tried to do over them line by line with my tenants when I was in property management, but rarely did anyone listen and often they tried to hurry me through the signing process so they could get on with their day.

                                                        My leases all specified who was authorized to live on the premises. There was also a clause in there that said what would be charged if a person stayed there more than 7 days in a 30 day period.

                                                        Same with animals. It never said 1 animal is allowed. It said 1 cat or 1 dog under 20 pounds. Again it listed the penalties of having more than or other than what was allowed.

                                                        Without a copy of your lease, you don't have a lot of ground to stand on. You need to know all the covenants and clauses of your lease before you can confront them from a position of power. Until then, you're breaking the rules and they can continue to charge you and tell you "no dogs". You need to show them your lease where it says that your girlfriend can stay with no charge and that you can have whatever animal you want. I'd suggest a mountain lion or maybe an elephant if it really says "1 animal". If you're upstairs from her, definately an elephant!

                                                            My brother has my copy of the lease and he just read it to me. On the animal part it says dogs and cats are not allowed and she crossed not off which is very clear that its right there. What this bitch may try to do is lie and say we did that and thats where I might get fucked. Also it said the room will be occupied by 1 tenant and thats what she means by saying my girl isnt a tenant which is true but all my girl does is sleep here occasionaly

                                                                        1. Get a new place to live - You hate the current place.

                                                                        2. Get a new job - Being perputually late on your rent is a sign that you job does not make the income needed to support your lifestyle. My tennants that are always late I give them the same rap, you need to find more income or a cheaper place that I offer here. 99% dont have a lease renewed past year 1

                                                                        3. Pass on the dog - You cant make the rent on time, you dont need the added bills that an animal incurrs. Argue with me all you want, you dont have the responsibility level to deal with yourself let alone an animal as well.

                                                                        4. Girlfriend - If she is sleeping there and keeps personal effects there she IS living there in my opinion and *SHOULD* be carrying some of the burden of the place. If she doesnt want to do that then kick her ass to the curb and get a woman that has more to offer. By the way, they all have a pussy so dont think hers is the only one out there if she balks at paying for her keep.

                                                                        You need to get a handle of your life man. Read what you sign your name to and have a copy in a place ( safe deposit box, etc) that you can access it when needed. If you are this disorganized in your personal life, your business will fail miserably and in 3-6 months you'll be on GFY looking to sell your sites to make some fast cash..... I speak the truth.

                                                                                            If I were your landlord, I would start to assess charges against your girlfriend as well. You said yourself that she's been staying there every night since JANUARY. Seeing as how you're only renting a "room" and you and your roommates split the utilities, (whether you want to believe it or not) she is another roommate. To have her basically live there with no discussion to your other roommates is disrespectful.

                                                                                            However, your landlord shouldn't have just dropped a bill on you, she should have explained the situation to you and her feelings about the GF and then let you decide whether you want to put her on the lease and weather new charges next month.

                                                                                                I totally agree, I think the worst thing is her breaching the lease and then today when I just saw her acting all nice to me assuming since Im very young that Im just gonna taker her BS and obey. Thing is if this ever goes to court Ill just ask why did she all of a sudden decide to bill her after 3 months of seeing her and being nice to her .....
