I'd forget about the dog. If you're already being dicked by the witch and have the two other roommates up her ass, do you really trust having a dog there? They'd probably terrorize the poor thing to death.
As for the $80, tell her to blow it out her ass. She can't charge someone who isn't on the lease. (I have seen leases, though - quite common, actually - that say if you have a guest for more than 14 days, you must notify the landlord.)
As for the lease, request another copy. There's no reason for a landlord to deny a tenant another copy of the lease. You need to see exactly what that thing says. And forget anything verbal she told you. Verbal is worthless.

I hope thus far you have not screamed or raised your voice towards your landlord that is not the way to go.
You must calmly use logic against this person, and be very respectful that is the only way to get what you want.
Her motives are to make money of EVERYTHING THAT you do. She is an enterpreneur and hence will try to make a dime off everything.
It is your job to make her understand that you will not pay her for anything
besides the rent agreed to in the lease.
Tell her that an agreement was signed and any other changes to the contract must be agreed to in writing by both parties. She has no right to add fees based on her own judgements which were not approved by you. Kindly tell her everytime you speak with her that she will not get any additional money and I think your problem will be resolved. She still wants your monthly rent desperately so she will have no choice, she is just bullying you around and if you stand up -- i doubt she will persist, but dont get angered or she will up her game as well. you're lease isn't valid, you don't have a leg to stand on...
it's a common trick by landlords to get someone else to sign it so if they want to change rules they can since the lease is technically invalid.Comment

Most of the ?legal? advice given on gfy is horrendous. Do yourself a favor and re-read your lease. Everything should be there.
I?ve never heard of a lease agreement allowing one ?animal? because the word animal is too vague. They ALWAYS are particular to the type of animal that is allowed, like allowing cats, or allowing dogs.
The house/building utilities are obviously divided by the number of people ?living? under the roof. If you have one friend, or ten friends living with you means that they should be considered when dividing shared expenses. Again, this is a common practice when utilities are shared and this would be addressed in your lease.
In addition, dogs are an added expense. You already said you have trouble paying your rent on time, so why add an expense when you are having trouble paying your most basic payment?
Your best bet would be to talk to an attorney. Short of that, if you feel that you are having rules applied to you that were not addressed in the lease, then negotiate with your landlord for a release from your lease due to unspecified rules and regulations that you are unable to meet. If they refuse, then go talk to an attorney. Your attorney will not only get you out of the lease (if you are truly being messed with) but they will also get additional compensation for you.

Good for you. I am not sure if you want to become a dog (puppy) owner while renting. Most puppies demand a lot of attention and make a lot of noise while growing up. As far as the girlfriend spending the nights, really don't know the laws where you live, but in the US if she tripped and hurt herself, she could sue big time and with her staying with you every night the chances rise a lot. Most land lords in the US don't raise the rent but just ask that her name is on lease.

You are in a weak position, but have "habitation rights." (Depends what your local code calls it) but it basically means you have a right to be there. And actually, if your girlfriend has been staying there for the past couple months without objection, she actually does too. Now, it doesn't mean she can't get you out, but it will take time if you want to be an asshole about it. if you are in a cold part of the country, she would play hell getting you out from October till about March. (Which doesn't apply, but might in the future)
As a landlord, I'd probably want you out. You are using 2 people resources, on a 1 people rent. The minute your girlfriend started staying there regularly, I would have served notice on you.
(Actually, I wouldn't have had you living there, but that's a different story.)
The good news for you is that most of the laws are written for the benefit of the tenant. You shoudl also put her on notice that your room is YOUR ROOM. a Room or apartment, that space which is defined as yours is YOURS. she can't enter without legal right, or emergency situation.
Starting a war with her, any type of war, will ultimately be a loser for both of you. I suggest you find a new place to leave, and stick it to her on the last bits of rent if you want to feel some satisfaction. Make her drag you though the court system. That's NEVER a winner for the landlord. Trust me. I've been there too many times.Comment
