I'd pass if I were you C.
I'm not going to take the typical optimistic happy approach with the regurgitated "better deals out there" line - because frankly, this is probably one of the few decent domains "out there" (for the time being). But even withstanding the fact/scarcity of good domains on the secondary market - I still cannot rationalize a $20k purchase for this domain.
In addition to that - you even acknowledged to see a ROI, it would require development. Now, a question. Do you remember that time you showed me your G/F's jewelry site that you designed? Well, Need I say more
