New M3 comes out in a year with dramatic stying changes.

Nissan is going to "refresh" the Z with slight changes up until the 08' year when it will finally see a new body.

Keep the Z...sell the M3

M3 convertible in 2 years

but yes, I do know exactly what you mean

but also, people say the look of the 350z will die out very quickly
and BMW's usually have the best resale value

Still slippin... A straight guy would've said, "and I know I never will", not I "dont think I ever will".

Monthly repayments would be $1,714.29, which would require rental income of $428.50. Now, I'm not sure what rental values are like in Canada, but there is no way you could rent out a $250,000 property for $428.50 per week in Australia.

Extending the loan term past 25-years will not have a significant effect on the repayments.

$250,000 - $50,000(20% down payment) = $200,000(loan amount). 200k @ 6% for 30 years = 1,199/month
interest is still under 6% so itd be even less(about 5.81%).

ok, what if its a 250 000$ triplex? with 3 people + bachelor living in it?

don't you think its possible for it to cover itself?

Chaldoray 10-02-2005 02:18 AM

BDJUF, what exactly do you do?

High Quality 10-02-2005 02:19 AM

Saving money after you've been taxed on it sucks!

emthree 10-02-2005 03:17 AM

Hoping to increase current flow, so hopefully a chunky savings account.

Rui 10-02-2005 05:38 AM

I mostly save nowadays, use a little for me and the rest invest back into the business!

I know its hard to resist not to spend your earned money but its better in the long run (at least for me) :)

nastyking 10-02-2005 06:11 AM

i'll be honest, i have next to nothing. after getting ripped for over 15k this year and my main source of income having problems, things could be better.

the house will be the 11k square foot mansion built by google

strobi 10-03-2005 03:10 AM

I currently "save" 50% of my income. This is invested in stocks/real estate and stuff that I like and appreciates (art,education)... I'm living well below my means, because I'm still young and you don't need the money until you are like 35. I pay myself 50% of all the money I get in the first day of the month, and live from the leftovers.

bump for a new crowd!

slapass 10-04-2005 07:25 AM

I have bought a lot of real estate but I am looking at the stock market now. There was a thread on here about what happens over 50 years at 10%. 7k becomes one million. Seems like a few deals like that would be nice.

In the mean time I am blowing huge cash traveling and having fun.
