Buying a home......

For anyone who has bought a home, I'm going to try and join your ranks. Albeit a small studio home in SF.

I just hope my fiance approves of it......hell, I hope my loan is approved.....

I got lucky though, my wife's credit is like something over 900. She didn't need a cosigner AND we got a killer rate. 4.75

There is nothing better than owning a home, you truly become the master of your own area.

You can take down walls, paint, etc and NEVER have to ask permission from an asshole landlord.

The crazy thing is it is only a studio, roughly 500sq ft....

Even though my fiance in Japanese (I still have to bring her over here) and she's used to living in small spaces, I don't know if I can handle it. Still, it would be nice to have the tax break and put in a hot tub.

Not sure if you guys have checked it out or not. But I know there is a good website out there and you can look at getting a home really cheap in Pre Foreclosure. Basically the person who is about to be foreclosed upon you walk in and make them an offer to walk away from the house. Like 2500 or 5k obviously they are about to be foreclosed on and will not walk with shit if that happens. You can get homes for what they owe on their loan and not what the house is actually worth. Talk about instant equity. I didn't find out about this till about a month and a half ago personally. But something to think about for anyone looking to buy a home.

I'm not sure what the market is for forclosures here in the bay area. The studio 'house' I'm looking at is in Pc Heights so I'm not expecting much. Still, wouldn't it be pimp to get a cheap mansion?

FICO perfect credit rating is 850... but I may be wrong...

... i'm in the process of closing on another new home... and even though my wife does not work... she still has to sign on the mortgage... and they pulled both of our credit history... co-signers are usually only needed when there is a lack of credit history... or poor marks on a credit history...

if you put 20%down.. you can also save from paying PMI insurance that will also save you $$$

but for sure this is a buyers market.. low interest rates.. and lots of property... a great investment for sure...

yes buyers market.. with low interest rates.. you can lock in at a great rate... if you have a strong realty area.. then even better... buy at $250K.. and flip it in a year or two for $300k plus... beats the stock market these days

It's apparent you don't buy much real estate, The market is at an all time high which doesn't not make it a buyers market. You honestly think a couple of intrest points make a difference in buying a home?

All these towel heads have to do is blow up ONE mall and this economy will go to shit the loss jobs will be unprecedented. Which means people would not be able to afford those low intrest rate homes you are talking about. Now if this were to happen it would be a buyers market.
