If you live in Canada and host it in Sweden, you are not authorized to operate the site. If you do, you are doiing it totally illegally.
If you sell the site to anyone living in canada or USA, you are also doiing something illegal, just like the buyer of the site. You should talk to a lawyer before trying to sell a site like that...seriously.
