First, thanks to all for your encouragement on my state tests.
Passed and now am registered as a residential contractor for Manatee and Sarasota counties. Both city and county regulations are difficult to understand until you have actually gone through the process.
Passed my real estate test. one must go through a state certified 63 hour course and pass all the preliminary tests by 100% (out of the 10+ short tests I had to take several over - I tend to think to hard about the possibilities of each questions sometimes). One more final preliminary test and you have to pass by 75%. State test is also 75%. If anyone attempt this make sure your apply to the state for your testing schedule before you start the prelim course. It takes the state a month to process your application and set your test appointment. If you do this early you will not forget much and pass the test with less stress.
Once you get your "inactive status" you must get a job (part or full time) with a real estate agency. You then will have a sales associate license (it used to be call a real estate license). After you work for a certified real estate company for a year you can then get your brokers license. This is key because you can then broker and sell land on your own without paying half of your commission to the business that you work for.
