If you're a very hard worker, it can easily be done.
A lot of apartments allow sub-leasing, renting an apartment, making it really nice using a few cheesy shortcuts, and then sub-leasing it out is a great start.
Definitely not a get-rich-quick plan, but a start for someone with a small amount to invest.
