There are a lot of factors in the price besides the PR. Factor in how many external links are on the page, where the links are on the page (top, bottom, etc), whether the links are in a list or within a paragraph of text, and finally if the site is relevant or not.

If it's a PR5, has less than 10 external links, is not too far down on the page, and on-topic to a site, it can be very valuable.
