Put yourself in the position of the readers of this thread for a moment. It's never been mentioned who owns the site, you're just selling it for "a friend". There is absolutely nothing known about how much the site makes. The site is *very* new, and seems to have rather unstable traffic on alexa.
Be honest... if you were considering buying a site, would those things look good to you?
