There ARE land deals out there - tho they may not be in places where there is an "awareness" of land values.
I "evaluated" the plot I bought damned hard and took into account stuff like water sources, surrounding area and the prospective development prospects, not only on the land, but by folks in the surrounding area. Any development they do, does affect your land area - usually upwards :-)
A bank recently valued a neighbor plot at $30/sq meter - hell, if I were to rely on that, I'd be a millionaire a few times over! By sheer luck more than anything, it turns out there are at least 16 "wells" producing mineral water - I'm told that supposed to be a viable commercial proposition on it's own, but who knows :-)
Give ya a clue on the "break out of the mould" stuff - There is another patch of land.. around 350 hectares. This is coastline property and has at least one kilometer of beach and there is also planning permission for a marina. The vendor is asking $9m for this. The fact is that one hectare lot on the beach in that area sells for .. between 1million and 1.4mill. You just have to move a few of them and the total cost is recovered and you have all the rest as "profit" and future profit potential :-)
I have no time to do this project - it could last for years, tho there is plenty money in it. You get the idea?? :-)
