2) maintenance fee
3) yearly taxes on the property
4) sewage, and other little fees.
5) something breaks you have to fix it. not the tenant.

not to mention potential vacancies. can't always depend on having a tenant every month to pay the rent. sometimes they just pay their bills and forget to pay you. shit happens.
