Put it down on a house, move into the house and stop paying near $1000 in rent; instead pay about $500 in mortgage payments.
You'll save money, save taxes on the mortgage interest, and your property value is the safest thing to have money in. They are NOT making any more land.
Putting it into the adult biz is just pissing it away. The folks here are not trying to deter you to lessen the competition, they've BEEN THERE.
