You said above that your site makes $100k a year. Let's just say you find the right person to take your site to the next level, and suddenly it's making $300k a year. Your end profit could double or triple or more, and every year you would still be able to collect money off of the site - for the rest of your life.
Someone could offer you $50k for your site today. However, if you split the profits on a percentage basis you could make $50k plus on a yearly basis.
