It's a deal, Michael! But we'll have to trade porches. I'd love to sleep outside on your upstairs porch - with lots of "Deep Woods OFF" and your skeeter magnet, of course.
As far as subdividing, the same thing happened to my mom in Jacksonville on the St. John's. She bought 10 acres with 2 large (4K and 6K sq ft) and one small (2K sq ft) houses on it back in the late 70's for about $250K. When she sold it, she sold it for $250K a 1/4 acre! She has to pay mad capital gains taxes on it, but I don't think she cares. Too bad I won't see a dime of it when she dies.
The sad thing is that the developers have crammed million dollars houses on 1/4 acre lots. Those that are directly on the river have about a 10-20 foot buffer between their homes and the water and some have pools that are so close to the river that if a storm comes through, they end up with river water in the pool. Crazy, IMHO.
