One must be alive to be president.
1. Must be 35
2. Must be a natural born citizen (those two points you mentioned are really just the same point here)
3. Must have lived continuously 14 years in the US
4. He must be alive (or mentally capable of holding office). At such time as the president dies/is declared unable to fulfill his duties, his presidency is given over to the Vice President.
