Real estate has inherent value. And the answer to your "yes or no" question is, yes. Even within a class of assets that has inherent value, bubbles can and do occur, where demand or other factors increase the price beyond what is fundamentally justified. The asset always goes back to its inherent value at some point. Bitcoin has no value, and it will go back to zero at some point.

If you "get in and get out" at the right time, you win in any scenario. The trick is timing it correctly - not an easy thing to do. As I said, good luck.
