good question - 2 main reasons:
we dont have enough cash to buy outright and the biz is too volatile to commit to years of mortgage payments. besides that: find a bank that gives a porn company the money to buy a porn location.
second: after 2-3 years you're sick of taking pics in the same place over and over again and a new location gives you new ideas and fresh motivation.
